Kibera Housing Initiative

Modern housing solutions designed around affordability, dignity, and family well-being.

Overview

The Kibera Housing Initiative is KDC’s flagship in-place redevelopment programme, replacing informal, unsafe structures with durable, low-rise housing built around the communities already living there. Rather than clearing settlements and relocating residents elsewhere, the programme is phased block by block, so families move directly from their existing homes into new units nearby.

Each housing block is designed with shared courtyards, ground-floor retail space for existing traders, and access to water, sanitation, and power from day one — treating housing as the anchor for wider neighbourhood upgrading, not a standalone building project.

Objectives

1

Deliver affordable, durable housing

Replace informal structures with permanent, weatherproof homes at price points existing residents can genuinely afford, through rent-to-own and subsidised financing.

2

Keep communities together

Redevelop in place and in phases, so residents move once — directly from their current home into a new unit — rather than being displaced during construction.

3

Protect existing livelihoods

Build ground-floor commercial space into every block so shopkeepers and traders currently operating from informal structures retain their customer base.

4

Integrate essential services

Connect every unit to piped water, sanitation, and metered power at handover, instead of treating utilities as a later add-on.

Construction phases

600+

Ground-floor trading units

Beyond the housing stock itself, the programme is expected to sharply reduce fire and flood risk across redeveloped blocks, cut household health costs linked to poor sanitation, and stabilise land tenure for thousands of families who have never held formal occupancy rights.

Investment

Funding is released per phase against agreed construction and handover milestones, with independent audits published after each phase. Private capital is invited through KDC’s public-private partnership framework, with returns structured around long-term rent-to-own receivables and ground-floor commercial leasing.

Community Benefits

Formal tenure. Residents gain documented occupancy or ownership status for the first time.

Lower living costs. Metered utilities replace informal vendors, cutting water and power costs for most households.

Reduced disaster risk. Fire-resistant materials and proper drainage sharply cut exposure to the fires and floods common in informal housing.

Protected trade. Built-in commercial units let existing shopkeepers stay on the same street they’ve always worked.

Shared public space. Courtyards and walkways designed for community life, not just circulation.

Construction-linked jobs. Local hiring targets on every phase of the build.
